South Beach prices eased as contracts held steady

By Shelia Gasson
Real estate, South Beach Condo Market Update

Here is the one thing that matters most if you are pricing a South Beach condo right now. The Real Estate Data Aggregator counted 235 pending sales in ZIP 33139 for the three months ending August 31, 2026, unchanged from the same period a year before. Prices eased, but buyers did not leave. That gap between price and activity is the story.

The Real Estate Data Aggregator put the median sale price at $487,500 for the three months ending August 31, 2026. That is down 8% from the same months in 2025. Prices came off, but not because buyers disappeared. They are still writing contracts. They are just more careful about what they will pay.

The Real Estate Data Aggregator counted 256 homes sold in the three months ending August 31, 2026. That is up 16.9% from the same period in 2025. More homes closed even as the median price fell. That tells you sellers who priced realistically found buyers.

Homes are sitting longer, though. The Real Estate Data Aggregator put the median days on market at 140 days, which is 14 days longer than a year before. The national figure from the National Association of Realtors for September 2026 was much shorter across the country. South Beach condos take more patience than the U.S. average.

Sellers are getting about 93 cents on the dollar

The Real Estate Data Aggregator shows the average sale came in at 93.4% of list price for the three months ending August 31, 2026. That is down just 0.3 points from last year. So the gap between asking and closing is real but not dramatic. Price close to value and you are still in the game.

Only 3.5% of homes sold above list price, according to the Real Estate Data Aggregator. That is up 1.2 points from a year ago, which is a small positive sign. But it still means the large majority of sellers accepted something below asking. Setting the right price from the start matters more than hoping for a bidding situation.

Inventory fell, and that changes the math for sellers

The Real Estate Data Aggregator counted 708 homes for sale in ZIP 33139 during the three months ending August 31, 2026. That is down 32% from a year before. Fewer choices for buyers can help sellers, but months of supply still sat at 8.5 months. Anything above six months generally favors buyers on price. So the picture is mixed.

New listings also pulled back. The Real Estate Data Aggregator counted 376 new listings in the three months ending August 31, 2026, down 5.3% from a year before. Fewer sellers are coming to market. That keeps the pool from growing too fast, which is one reason months of supply dropped 6.1 months year over year.

What rates mean for your buyer pool

Freddie Mac reported the 30-year fixed rate averaged 7.40% as of October 15, 2026. MAR reported it rose to 7.46% by mid-September 2026. Rates in that range raise monthly costs for financed buyers. Many South Beach condo buyers pay cash, but any buyer using a mortgage is feeling this. It is one reason price sensitivity is high right now.

MAR also reported that total home sales across the area fell 9.7% year over year in September 2026, from 2,021 to 1,825. South Beach held up better than that broader number. The Real Estate Data Aggregator shows closed sales here were actually up 16.9% for the three months ending August 31, 2026. Every market tells its own story.

The building matters more than the ZIP code

South Beach is not one market. Older buildings, newer towers and short-term-rental-friendly properties all trade differently. Two units a block apart can sit in very different situations. The ZIP code numbers above are a starting point, not a final answer.

The share of homes going under contract within two weeks of listing was 9.4%, up 1.3 points from last year, according to the Real Estate Data Aggregator. That is still a small share. But it means some well-priced units are moving quickly. The ones sitting at 140 days are priced or positioned differently.

In short
  1. South Beach prices eased 8% but buyers kept writing contracts.
  2. Inventory dropped 32% yet supply still sits at 8.5 months, which gives buyers room to negotiate.
  3. Sellers who priced close to value closed.
  4. Those who did not are still waiting.
  5. One street, or one building, can read very differently from the ZIP code as a whole.
