One part of Coral Gables moved faster and sold closer to list
Coral Gables is not one market right now. The Real Estate Data Aggregator counted 149 homes sold across both ZIP codes in the three months ending August 31, 2026, up 9.6% from the same months of 2025. But that combined number hides a real split. ZIP 33146 and ZIP 33134 behaved differently enough that treating them as one could cost you money.
Rates matter here too. MAR reported that mortgage rates reached 7.46% in South Florida by late September 2026. That is the backdrop. Buyers are being careful. So where a home sits inside Coral Gables, and how it is priced, matters more than ever.
ZIP 33146: faster sales, higher close to list
The Real Estate Data Aggregator recorded a median of 63 days on market in ZIP 33146 for the three months ending August 31, 2026. That is 21 days shorter than the same period a year ago. Homes there sold at 97% of list price on average, up 3.8 points from a year before.
Nearly 1 in 4 homes in 33146 went under contract within two weeks of listing, the Real Estate Data Aggregator shows. That share rose 14.2 points year over year. And 17.9% of homes sold above list price, up 17.9 points from a year ago. Those are not small moves.
One honest admission: the Real Estate Data Aggregator shows the median sale price in 33146 fell to $1,090,000, down 38.3% from the same months of 2025. That is a large drop. It likely reflects a shift in the mix of homes that sold, not a collapse in value. Fewer homes sold, and they were different homes. Read that number carefully before drawing a conclusion about your own property.
ZIP 33134: more sales, but slower and softer on price
ZIP 33134 had far more activity. The Real Estate Data Aggregator counted 121 homes sold there in the three months ending August 31, 2026, up 18.6% from a year ago. New listings rose 15.3% to 151. Pending sales jumped 34% to 134. There is real movement here.
But homes took longer. The Real Estate Data Aggregator shows a median of 98 days on market in 33134, which is 14 days longer than a year ago. The average sale-to-list ratio was 95.1%, up just 0.3 points. Only 5% of homes sold above list price, down 0.9 points from a year ago. More homes are selling, but buyers are not rushing and they are negotiating.

What the wider picture adds
Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. Active listings topped 1.16 million homes nationally. The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Coral Gables is not immune to those pressures, but it is holding up better than many markets.
MAR also reported that Miami-Dade recorded 24 home sales of $30 million or more through September 2026, breaking the full-year 2025 record. That is the high end. It does not describe every street in Coral Gables, but it tells you that serious money is still moving in Miami-Dade.
What this means if you are selling
If your home is in 33146, the Real Estate Data Aggregator shows buyers moved faster and paid closer to asking. Price it right and it can move in about two months. Overprice it and 6.9 months of supply means buyers have other choices.
If your home is in 33134, more buyers are active. The Real Estate Data Aggregator counted 134 pending sales there. But the median home took 98 days to sell. Buyers are negotiating. A price that leaves room for discussion tends to do better than one that does not.
What this means if you are buying
MAR put South Florida mortgage rates at 7.46% by late September 2026. That is real cost. In 33146, nearly 1 in 4 homes went under contract within two weeks. If you find something you want there, you may not have long. In 33134, the pace is slower. You have more time, but do not mistake a longer median for an easy negotiation on every home.
- Coral Gables is two markets right now, not one.
- ZIP 33146 moved faster and sold closer to list in the three months ending August 31, 2026. ZIP 33134 had more sales volume but slower timelines and softer pricing.
- One citywide number does not tell your story.
- Your ZIP code, and often your street, tells a different one.
